As part of the rental process, all interested applicants must submit a completed application package to the Department. The package consists of a completed rental application (download form below), a current Credit Report with FICO Score, pay stubs for the last two months, a copy of a valid driver’s license (or California ID card), a copy of applicant’s social security card, and a signed copy of the form titled, “Request for Copy of Personal Income Tax or Fiduciary Return” (download form below). Applicants who are self-employed are required to submit income tax returns for the last three (3) years. Applicants with pets are also required to submit a PET APPLICATION (download below) along with color photo of each pet.
NOTE: All applicants who expect to reside in rental property over the age of 18 are required to submit a completed rental application, including additional documents listed above.
Once a completed application package is received by the Department, it will be thoroughly reviewed for completeness and accuracy. Additionally, the Department is required to verify employment of all applicants over the age of 18 with either a Human Resource representative or authorized agent of applicant’s current employer. After all information is reviewed/verified, applicants will be notified of the status of their application package. Please note that incomplete application packages will be rejected.
If approved, tenants are responsible for all utility charges. The rental rates charged do not include utilities. Only approved applicants will be shown properties that are available for rent. Approved applications will remain on file for 6 months in case other properties become available for which the applicant(s) may be interested.
